SHIFT CAPITAL advised GINKGO I on the financing of a 72,600 sqm brownfield land redevelopment in Gerland (Lyon 7) including residential, offices and retail. Purchased in 2012, the land has been totally remediated and all administrative authorisations have been obtained. The global restructuring project includes the 3 following components:

  • the development of a “cash and carry” retail unit totalling 10,000 sqm for which a future lease has been signed with METRO;
  • the development of an office building totalling 18,600 sqm for which a future lease has been signed with ENEDIS;
  • the development of residential buildings for 42,200 sqm, with a retail ground floor for 1,065 sqm and a childcare centre for 640 sqm.

Created in 2010 in partnership with the Edmond de Rothschild Group, Ginkgo is today the leading European investment player dedicated to the sustainable regeneration of contaminated urban wasteland. The funds GINKGO I own 600,000 sqm of building rights in the heart of major urban areas, in the scope of the current environmental and health societal missions.

SHIFT CAPITAL advised GINKGO I during the initial marketing phase with the prospective lenders on deal presentation, discussions, visits and negotiation of terms sheets, and subsequently assisted throughout the whole closing process in the loan documentation negotiation and coordination of third parties. SHIFT CAPITAL advised notably GINKGO I on various structuring options to optimize the financing amount and cost.
