Acquisition of a 4,200 sqm office building in Brussels

SHIFT CAPITAL advised SCI Perial Euro Carbone on the financing of its first acquisition, made in Brussels.

More than 10 years after creating the first office REIT integrating an environmental approach (PFO₂) into its management strategy, Perial Asset Management beggan strengthening its positioning in sustainable real estate and diversifying its range for professional investors by launching on December 18th 2020 SCI Perial Euro Carbone, the market's first low-carbon footprint real estate fund.

This variable capital SRI-labeled REIT aims to build and manage a portfolio mainly made up of office buildings in the major cities of the Euro zone. Its low-carbon footprint strategy is being developed through the implementation of a plan to optimize, reduce and offset greenhouse gas emissions from each building in its portfolio.

Thanks to its first fundraising from several institutional investors, SCI Perial Euro Carbone acquired a first office building of 4,200 sqm, in Brussels, for an amount upwards of €20 million.

Shift Capital advised SCI Perial Euro Carbone on the raising and structuring of the financing, carried out with a Belgian banking institution, as well as on the negotiation of the terms & conditions and the process of setting up the financing within the boundaries of a constrained schedule.
