€400m refinancing for CeGeREAL

SHIFT CAPITAL assisted CeGeREAL in securing a €400m refinancing of its whole portfolio, including three office buildings of a combined surface area of 120,000 sqm. A pool of 4 banks was selected following an European marketing process.

SHIFT CAPITAL helped CeGeREAL in the presentations and ongoing contacts with prospective lenders during the marketing phase, then assisted in the negotiations and coordination of third parties throughout the whole closing process. In particular, SHIFT CAPITAL:

• helped the borrower in closing the deal in less than 12 weeks time frame, securing a total subscription of €500m;

• advised on a drawdown structure minimising hedging breakage costs;

• allowed the Borrower to get an all-in interest rate for the new financing lower than the previous one.
