SHIFT CAPITAL advised Valor Industrial Partners I (VIP 1), an investment partnership managed by Valor Real Estate Partners LLP, on a €31m acquisition refinancing and capex facility related to a c. 80,000 sqm logistics portfolio. The portfolio was acquired in an off-market deal from Segro in November 2017. It includes 2 assets located to the east of Paris, including an 18,000 sqm income generating, cross-dock facility in Croissy Beaubourg and a 43,000 sqm refurbishment opportunity in Emerainville, as well as a 19,000 sqm multi-let asset in Les Ulis.
SHIFT CAPITAL advised VIP 1 during the initial marketing phase with the prospective lenders on deal presentation, discussions, and negotiation of terms sheets.
