Forward purchase in Montreuil

SHIFT CAPITAL advised R(e)green on the forward purchase refinancing of the “YOU”: a 3,365 sqm office building scheduled to be delivered in January 2021. Located 44 rue Armand Carrel in Montreuil, between Porte de Montreuil et Porte de Vincennes, this building will benefit from a low carbon footprint and the “BREEAM Excellent” label. R(e)green is an operation partner dedicated to the climate change transition, acting for this deal on behalf of Smart Estate Funds 1, a fund launched by Edmond de Rothschild REIM. SHIFT CAPITAL advised R(e)green and Edmond de Rothschild REIM during the initial marketing phase with the prospective lenders on deal presentation, discussions, visits and negotiation of terms sheets, and subsequently assisted throughout the whole closing process in the loan documentation negotiation and coordination of third parties.
