SHIFT CAPITAL advised GDG Investissements on the structuring of a €77.6m financing package for the “H2B” development, a speculative office project of 13,000 sqm located in Clichy.
The financing was structured in two tranches provided by an international debt fund: a €52.2m senior loan and a €25.4m mezzanine tranche. The project involved demolishing existing buildings and developing eight-storey office building meeting top-tier technical standards.
SHIFT CAPITAL was involved throughout the entire process: structuring, lender identification, negotiation of financing terms, coordination of stakeholders, and documentation finalization.
