€13m Forward-Funding of a 3,365 sqm Low-Carbon Office Building in Montreuil (Greater Paris)

SHIFT CAPITAL advised R(e)Green, an investment platform dedicated to climate transition, in structuring a €13m forward-funding facility for “YOU”, a 3,365 sqm office development located in Montreuil, on the eastern edge of Paris.

Designed to meet stringent environmental standards, the asset features low-carbon construction and targets BREEAM “Excellent” certification.

The financing combined senior debt and a structured tax credit facility for the Smart Estate Funds 1, managed by Edmond de Rothschild REIM.

SHIFT CAPITAL led the process from lender engagement through structuring, term sheet negotiation, due diligence coordination, and documentation finalization, achieving closing within tight time constraints.
