SHIFT CAPITAL advised Finapar, a residential real estate operator, on the structuring and fundraising of a €3m bridge equity financing, designed to cover part of the equity contribution required for the acquisition of a 3,100 sqm residential building located on rue Chuquet / rue Delorme, in Paris’ 17th arrondissement.
The asset comprised 29 apartments, 1 office, caretaker’s lodges, maid’s rooms, and parking spaces. The strategy involved a light refurbishment of common areas and a unit-by-unit disposal to existing tenants, investors, and new buyers in a dynamic and sought-after Parisian neighbourhood.
SHIFT CAPITAL structured the financing and supported the sponsor through to closing. The investment targeted a three-year hold with a preferred return structure for investors, combining a fixed coupon and a profit-sharing mechanism on exit.
